A powered shell is comprised of an empty building with connectivity to support a fully-equipped data center. Site selection goes through a rigorous process to ensure proper connection to power, water, and the network. Long term energy cost considerations are also key. Consideration is given for backup power generation and future expansion. Building size is projected based on market demand and megawatt capacity limited by the existing grid. Typically, the shell is steel frame with insulated precast concrete or tilt-up panels allowing for clear ceiling height of 16-20 feet to support cable trays, ductwork, and provide for better air-flow. Once a lease is signed, the building is then fitted out according to the data center operator’s specific requirements.
Offshore locations typically offer for low corporate taxes and generally provide incentives for investment. Energy costs may be higher or lower, but costs are offset by tax benefits. There also tends to be less competition from other powered shell providers focused on Tier I locations.
